We grind the slab this climate actually gives you

Gold Coast Garage Floors coats concrete in Broward and Palm Beach County. Garages first, then pool decks, driveways, and commercial floors that take the same chemistry. The work is one-day polyurea and polyaspartic: diamond ground, moisture tested, and priced on the site before anyone calls you.

Broward: (954) 932-9393. Palm Beach: (561) 652-0778. Email info@goldcoastgaragefloors.com. There is no public street on this site and no map pin, because we do not list a storefront. We come to the slab.

Why cheap epoxy peels in this heat

A garage here is not a dry box. The slab sits on sandy subgrade with a high water table, and a great deal of the housing stock was poured before under-slab vapor barriers were ordinary. Water vapor moves up through that concrete all year. Seal it under a film with nowhere to go and the coating lifts off in blisters.

Heat makes the rest worse. Concrete here finishes dense and closed. A roller coat over that surface has nothing mechanical to grip. Acid etching is the cheap substitute. It costs an installer almost nothing, it looks finished on day one, and it is the usual reason a floor that looked perfect after a dry spring is peeling by the next wet season. Open the garage door on a July afternoon and ultraviolet hits the front of the floor for hours. Standard epoxy ambers, chalks, and turns brittle in that light.

That is why we do not sell a thin epoxy paint as a South Florida floor. We grind every slab with diamond tooling and a HEPA extractor. We test every slab for moisture. A high reading gets a mitigating primer quoted before you commit. A clean reading gets said out loud. The long version lives on the garage floor coating page.

What we put down

People search for epoxy. What we install is a two-part polyurea base, vinyl flake broadcast to rejection, and a UV-stable polyaspartic seal. That chemistry cures fast enough to grind, patch, coat, flake, scrape, and seal between morning and evening. You walk on it that night. You park on it twenty-four hours later. Heavy static loads (jack stands, a loaded toolbox) wait seventy-two hours.

A broadcast to rejection puts the color in the floor. Partial coverage uses less material and looks thinner as the top coat wears. That is a legitimate way to hit a lower price, only a problem when nobody tells you.

Outdoor work uses the same chemistry with a different surface. Pool decks and driveways get a textured broadcast for wet grip and a polyaspartic top coat so Florida sun does not yellow them.

What we coat, and what it costs

The posted rate on this site is $8 per square foot on bare, sound concrete, with a $2,400 minimum. That rate covers garages, pool decks, patios, and driveways. A typical two-car garage here is 400 to 600 square feet, so most land between $3,200 and $4,800. Ten percent books the install date, $250 on a typical two-car. Removal of an existing coating adds $2 to $4 per square foot. We tell you which situation you have on site, and we confirm the exact number before any work starts.

Commercial floors are a different conversation. Downtime usually costs more than the coating, so shops, warehouses, and showrooms are quoted on site against access, existing coatings, and how many days the space can be out of service. See everything under what we coat.

Two counties, the cities we actually list

We work the western suburbs of Broward County and the Palm Beach cities on our areas page. In Broward that is Weston, Parkland, Coral Springs, Southwest Ranches, Cooper City, Davie, Plantation, Miramar, and Pembroke Pines. In Palm Beach County it is Boca Raton, Wellington, Palm Beach Gardens, Delray Beach, Boynton Beach, Jupiter, and Royal Palm Beach.

The concrete is not one product. Weston and Parkland sit on newer master-planned slabs, often with vapor barriers, often in three-car bays, often behind a gate with contractor hours. Older Plantation stock is more likely to fail a moisture test. West Boca, west Delray, Wellington, and Royal Palm Beach were built on reclaimed agricultural land with a water table high enough that testing is not optional. Wellington’s equestrian corridor is frequently a detached garage, barn aisle, or workshop rather than an attached two-car bay. We price by size and by what the slab needs, which is why the range is on the homepage instead of behind a phone call.

We are new, and we will not invent a reputation

This brand is new. We do not have reviews yet, and we are not going to invent any. The first ten garages get founding pricing in exchange for photographs of the finished floor and, if you are happy, an honest review afterward.

Gold Coast Surfaces, Inc. in Delray Beach is a different company. We are Gold Coast Garage Floors. Match the phones: Broward (954) 932-9393, Palm Beach (561) 652-0778. If a listing, invoice, or voicemail shows a different number, it is not this brand.
