Pembroke Pines

Pembroke Pines is one of the largest cities in Broward and, like Miramar next door, it reads as two different places. The eastern sections along Hollywood Boulevard and Pembroke Road developed early and hold older, smaller housing stock. The western half, from Flamingo Road out toward the conservation area, filled in through the 1990s and 2000s and is where nearly all our work here is.

Chapel Trail, Silver Lakes, Pembroke Falls, Towngate and Grand Palms are the communities we are in most often. Two and three car garages on newer slabs, generally 450 to 700 square feet, with vapor barriers in place and concrete in good condition. These are predictable, one day installs.

The city also holds a very large active adult population, and a good portion of that housing is attached villa product or condominium with shared or covered parking rather than a private garage. If you are in one of those communities it is worth confirming what you actually own before booking, and whether the association controls the surface.

For homeowners in the single family western communities, this is one of the easier parts of our service area to schedule, and it sits close enough to our core coverage that we can usually offer a nearer date than the northern end of the county.
