Two eras of concrete in one city, and they behave very differently.
Coral Springs is the most interesting concrete in Broward, because the city spans two clearly different construction eras and you cannot tell which one you have from the curb. Coral Ridge Properties began developing here in 1963, and the original neighborhoods, Ramblewood, Maplewood, Forest Hills and the areas around the Coral Springs Country Club, are largely 1970s and early 1980s ranch homes. The northern and western sections, including Eagle Trace, Wyndham Lakes and the Heron Bay periphery, filled in from the late 1980s through the 1990s.
The older slabs are where moisture testing earns its keep. A meaningful share of 1970s Coral Springs concrete was poured without an under-slab vapor barrier, and this is exactly the profile that produces a floor that looks perfect in March and blisters by the following summer. We test every slab here before we open a bucket, and when a reading comes back high we quote the mitigating primer rather than coating over it and hoping.
The older neighborhoods also tend toward two car garages in the 380 to 450 square foot range, so a fair number of Coral Springs jobs land near the lower end of our pricing. The newer western sections run to three car bays and larger square footage.
Coral Springs is well known for its architectural and sign ordinances, and while the city does not regulate the inside of your garage, exterior concrete work is a different matter. If you are coating a driveway or a front entry, it is worth a call to the city and your HOA first.
In Coral Springs, we offer the full range of service: garage floors, pool decks & patios, driveways, commercial. Every engagement starts with a free consultation and is built around your needs. Call (954) 932-9393 to talk it through.
